Finding somewhere to live in London can be one of the biggest challenges for new students, especially those relocating from overseas. That’s why we have invested in a building in Tooting offering high-quality, affordable apartments within easy reach of both our Sutton and Chelsea sites.

About the accommodation
Located in Tooting, our student accommodation features 21 stylish apartments with a total of 39 bedrooms, designed to suit a variety of living preferences:
- 5 one-bedroom apartments – Ideal for students seeking privacy and independence
- 14 two-bedroom apartments – Perfect for sharing with a fellow student
- 2 three-bedroom apartments – Great for those who enjoy a more social living environment
Each apartment includes a balcony, terrace, garden or loggia, offering private outdoor space to relax, study, or unwind. Many of the apartments have en-suite bathrooms, and shared kitchens are fully equipped for modern student life, featuring high-quality appliances, ample storage, and everything you need to cook, dine, and socialise in comfort.



Situated in a vibrant and well-connected area, the building offers excellent access to public transport:
- Mitcham Eastfields Station is just a short walk away, providing direct train services to Clapham Junction in around 13 minutes, making it easy to reach Chelsea and central London.
- Tooting Broadway Underground Station (Northern Line) is also nearby, offering fast connections across the city.
- Bus routes including the 77 and 201 serve the area frequently, with direct links to Chelsea (approx. 30 minutes) and Sutton (approx. 25 minutes).

Pricing
The following factors have been taken into consideration when setting the rental price of individual rooms:
- Bedroom size
- Shared space size
- Outdoor space type and size (eg. balcony, terrace, garden or loggia)
- En-suite provision
In addition to the rental cost there is also a fixed monthly charge for utilities (electricity, water and broadband), with a fair usage policy applicable to electricity and water consumption.

Eligibility
In order to be eligible to apply for ICR student accommodation you must either have accepted a formal offer to become a full-time registered research degree student at the ICR or be a current full-time registered research degree student at the ICR.
So that as many students as possible can benefit from this building these apartments are intended to be rented for a maximum of one year at a time, with applications prioritised as follows:
- Incoming first-year stipend-funded students not currently living in the UK
- Incoming first-year stipend-funded students currently living in the UK but outside London
- All other first-year stipend-funded students
- All other stipend-funded students (from any year group)
- Any stipend-funded students who have previously had ICR student accommodation
- All other research degree students (for example, salaried clinical students)
We believe that this structured approach will ensure fair access to accommodation, with a focus on supporting new students transitioning to life in London.
Please note that the ICR will reserve the right to allocate students to rooms at its discretion - this will, for example, allow us to make exceptions in the case of individual student hardship or vulnerability.
How to apply
In order to apply, students should complete the online student accommodation application form. Please apply as early as possible ensuring your completed form is submitted by the deadline stated below. Completing the application represents a declaration of interest on your behalf only, and does not constitute any commitment on your part or on the part of the ICR.
The application form will ask for the maximum amount you are prepared to pay per month, this is exclusive of utility bills and broadband - a fixed monthly utility fee will be charged for these, and a fair usage policy will apply for water and electricity. Please note that:
- Successful applicants will be required to pay a deposit equivalent to five weeks' rent. This will be protected in an approved deposit scheme.
- Students are non-countable for council tax purposes. However, where a tenant or their long-term guest are liable for council tax (eg. because they are a first-year student who has not yet started their course, or they are a non-student sharing a room) then they are fully liable for any costs incurred.
- Tenants are responsible for their own arrangements in terms of TV licensing and contents insurance, should these be required.
This, along with the other information and preferences you provide, will be taken into consideration when allocating rooms. Please note that while we cannot guarantee to be able to accommodate all preferences we will endeavour to ensure that you are allocated as appropriate a room as possible given operational constraints.
Please note that if, when completing the application form, you specify that you would like to share a room with a partner in a pre-existing relationship who is not affiliated to the ICR in any way then this will only be possible in a one-bedroom apartment and there will be no discount in rental price from the market rate.

Once the application deadline has passed we will prioritise all applications received, allocate rooms based on the information and preferences stated, and be in touch with you about the room you have been allocated - we aim to do this within five working days of the application deadline closing. There will be a brief window where successful applicants will be able to suggest mutually agreeable swaps. We will then pass your details on to our letting agent who will deal with all tenancy and contractual details.
Other information
- Applicants should note that an offer of accommodation is completely independent to the offer of a place to study on any of the ICR's research degree programmes.

- While the building is intended for student accommodation there may be occasions when other individuals associated with the ICR are able to rent rooms on a temporary basis in order to meet operational needs.
